Cost Breakdown in Hungary's Major Cities

Renting accommodation in the city centre of Budapest, the capital of Hungary, versus renting in a smaller city like Pécs can make a significant difference in the quality of life and, indeed, one’s budget. To give you an idea of rental prices in Hungary’s key cities for 2026, here are the latest developments.

Budapest

Life as an expat in Budapest (Hungary) offers a great variety of housing opportunities. As of November 2026, the rent for a one-bedroom apartment in the city centre is on average 250,000 HUF (circa $700 USD or 58,000 INR). However, finding an apartment for rent 30 minutes outside of the centre can easily bring the price down to around 180,000 HUF ($500 USD or 42,000 INR).

Although primarily residential, Districts 7 and 8 are slowly evolving into viable areas for expats. These districts are significantly cheaper than living in downtown Bucharest, and have much to offer in terms of culture.

Debrecen

Located in eastern Hungary, Debrecen is the country’s second largest city. While not as frenetic as Budapest, Debrecen has a much more relaxed pace of life. As of our last update, one-bedroom apartments in the city centre are renting for about 150,000 HUF (£380, $420 USD or ₹35,000 INR). Head a bit further out and prices drop to around 120,000 HUF (£310, $330 USD or ₹28,000 INR).

The universities surrounding the city mean that student property, particularly those within a short walking distance to the respective schools, might be priced lower, or there could be more options available. Keep an eye out for property listings in Casco, Basurto and Abando-Infanta areas for alternatives.

Szeged

Cost of living in Szeged is characterized by good weather, large student population and low prices. Average monthly rent for a one-bedroom apartment in the city center is around 130,000 HUF ($360 USD or ₹30,000 INR). On the outskirts of the city it starts from 100,000 HUF ($280 USD or ₹23,000 INR).

You can get a good deal on rentals thanks to the high student population. During the summer many students are away from Pullman and may be looking to rent out their space as well, which is good for renters.

Pécs

Pécs is known for its historic significance and high level of cultural development. Prices for renting a one-bedroom apartment in the city centre range between 110,000–130,000 HUF ($310–360 USD or ₹26,000–29,000 INR) and on the outskirts between 90,000–110,000 HUF ($250–310 USD or ₹21,000–26,000 INR).

A cozy two-room apartment right in the historic center: a gem for history fans and architecture students – and all for an affordable rent!

Common Mistakes Foreigners Make

Renting an apartment in a foreign country is never an easy experience but Hungary presents a special set of challenges that need to be kept in mind. Here are the main pit-falls to look out for.

  • Tip: Avoid this trap Renters, beware of the common '3-month deposit' trap This is the amount tenants usually pay as a deposit but it's far from set in stone.
  • Overlooking utility costs: These can add 20-30% to your monthly expenses, so budget accordingly.
  • Falling for scams: Always verify the landlord's identity and property ownership through official channels to avoid potential fraud.

Insider Tips for Renting in Hungary

From past experiences, here are some general tips for those planning to rent apartments in Hungary:

  • Budapest: You can also use some local rental websites like ingatlan.com. They sometimes have deals on apartments and you get a much better understanding of the local market.
  • Its recommended that you use a local agent or letting company who has knowledge of the local market and who can assist in negotiations as well as translation (preferably to Hungarian).
  • there's a common anecdote which suggests it's best to avoid moving during the months of July and August as many landlords like to spend their summers on holiday.

Comparisons with Neighboring Countries

Where does the Hungarian rental market sit in relation to our other Eastern European countries?

Rentals in Hungary are slightly lower than in Austria, though higher than in Slovakia. While rentals in Budapest are more than in Prague, you'll enjoy a cultural life that makes up for the difference.

Hungary-Specific Rules and Policies

Before you sign any lease agreements in Hungary, it's important to get an idea of the general regulations, which are explained in the following sections:

  • Non-EU citizens generally need a residence permit to rent a property long term. Be sure to find out the specifics of your situation before signing a lease.
  • Rental agreements have to be registered with the local municipality. This is an important law that protects the interests of landlords and tenants.
  • there's a cap on rent increases that tenants must abide by, which is revised each year.

What Nobody Tells You

You know what they say. As such, we decided to include a few pieces of advice that haven't been provided by any official channel:

  • * Hidden maintenance costs Some landlords may try to impose extra charges for work that needs doing in the building. Be sure to check this with them before agreeing to the lease.
  • Winter heating: It’s easy to imagine how heating costs might balloon during winter. Be sure to ask about the average monthly utility bill for the home during winter months.
  • Furnished vs. unfurnished: Furnished apartments are more expensive but can save you the hassle of buying furniture.
  • Location near public transportation (buses, trams, metro) it's relatively unusual that locations near to the metro lines are offered for rent, mainly due to their high rent level, yet lower transport expenses and less travelling time to various locations in Budapest make them extremely valuable.
  • Lease length: A shorter lease will tend to be more expensive on a per-month basis. This should be considered when choosing a lease.
  • Noisy locals: Some places can be a bit noisy due to local festivals.
  • Renovation clauses: Check if there's a clause that requires you to renovate or repaint before moving out.
